IRC Roof Management Services’ Roof Protection Program (RPP) and Scheduled Annual Maintenance (SAM) defines our business philosophy: Proactive management of your roof assets to reduce the life cycle cost and attain maximum lifespan.
Do you know the average life span of most commercial roofs is 16 years? Our RPP and SAM programs are specifically designed to extend the life of your roof up to 35 years at a minimal cost.
Depending on the current condition of your roof(s), we will analyze and determine which program would best meet your needs. Below is a brief description of what each program proposes:

Roof Protection Program (RPP):
1) 24/7 Peace of Mind Emergency Response Services
2) Initial Inspection: In most cases, the Initial Inspection must be done in order to have a base of information to properly service the roof in future years. This inspection is used to build a historical file and roof inventory (core samples may be required). The condition of each roof will be evaluated.
3) Annual or Special Inspections: In subsequent years, annual inspections will be done that will include the same inspection and report as the Initial Inspection. Special Inspections are usually requested after severe weather in order to evaluate potential roof damage. You are not obligated to accept6 the recommended repairs in order to receive 24/7 Peace of Mind Leak Call Service.
4) An annual Roof Condition Report will be generated listing any defects that are in need of repair to bring the roof(s) to a level of maintainability. Our customers use this report as a budgeting or planning tool. The report presents the following information:
- Roof Section Condition
- Recommended Action List for each section
- All recommendations broken down into four categories: 1) Immediate Repairs, 2) Remedial Repairs 3) Restoration Repairs and 4) Related Repairs
- Roof replacement budget costs if appropriate
- A CAD roof plan of the roof will be prepared showing all relevant roof protrusions and details. The different sections of the building will include the name of the roof, if any, location and size. The drawing will also be used to display repair recommendations and indicate any repairs that are done under the service agreement.
- Photos
The report(s) will be formally delivered to you in both electronic and paper format.
Scheduled Annual Maintenance (SAM)
1) 24/7 Emergency Leak Response Services
2) Inspect all field areas of roof- in particular areas of foot traffic.
3) Check and clean roof drainage at roof drains, gutters and downspouts, scuppers, roof drains, roof edges and all drainage areas. Take photos and note any damage found.
4) Repair small damaged areas such as cuts and punctures. Temporarily repair any large areas of damage found that may let water into the roof system, and report to Owner or Owner’s representative.
5) Perform visual inspection to check for vandalism, surface contamination or ponding water.
6) Inspect and Repair any needed remedial repairs on non-warranty areas such as caulk joints, sheet metal joint metal joints, counter flashings, etc.
7) Produce service order, have Site Contact sign and leave copy of Service Order with Site Contact.
8 ) A copy of Service Order will be included with invoice.
9) Produce written report with photos, including any Recommended Roof Actions for items not included above.
